Plans submitted to build 100 homes on land off Dinting Vale

Developers have submitted plans to build 100 homes on land off Dinting Vale – with no affordable homes included in the proposals. 

The application for the site at Adderley Place had been made by Wain Homes, who want to build a mixture of one to four bedrooms properties including apartments, semi-detached and detached homes. 

In their submissions made to High Peak Borough Council, the developer has put forward documents supporting their assertion that it is not viable for them to offer affordable housing due to the costs associated with developing the site. 

The site, which is designated in the Local Plan as a potential housing location, would be accessed from the main A57 road at Dinting. 

Residents received letters last year about investigation works being carried out on the site. Wain Homes say they have since met with residents on numerous occasions to talk about the plans and provided details of final scheme. 

However, it would appear they have been unable to allay fears as a number of objections have been submitted to the council raising concerns around traffic, road safety, lack of services, loss of a nature space and environmental impact. 

One said: “Adding 100 new homes to an under serviced town is folly. The current road system is under-funded and overcrowded, public services such as schools and doctors have not been expanded, public transport is shrinking.  

“The fire, ambulance, hospital and police services should be improved before adding more residents to the over stretched services.” 

Another said: “This proposed development would be situated in a critical area of Glossop and would drastically increase traffic through peak and off-peak times, causing even lengthier delays around the Dinting Primary School and Simmondley Primary School during school run times.” 

A further objection stated: “The proposal in no shape or form benefits the local area or community. 

“The transport infrastructure does not support the current housing in the area. This proposal will only exacerbate the traffic issues and congestion in the area.” 

The plans submitted for application HPK/2022/0456 are available to view on the council’s website www.highpeak.gov.uk. The public consultation period on the plans closes on 1 December.
