
Plans have been submitted for a new ‘mixed use’ building of apartments and shops on land next to a Tameside pub.
Under new proposals lodged with the council, the development could take place on a site next to the Mason Arms on Stockport Road in Denton.
According to documents submitted with the application, it historically had two houses on it – although the date of their demolition is unknown. Since then it has been utilised as a pub garden.
As part of the plans by S.Rahman Development Ltd, there would be two shop units on the ground floor, with two one-bedroom apartments on the upper level.
However, since being submitted earlier this month, 12 objections have been lodged by members of the public.
Each of the flats would have its own separate access, and the design and access statement on behalf of the developer states it would ‘boost the streetscape’ of the area.
“The site itself is a flat site with no current use and is deemed to be large enough for commercial and apartments which can provide more than adequate space and living conditions for its occupants whilst being aesthetically pleasing from the outside,” it adds.
“The new development is designed to blend in with the neighbouring structures in terms of scale. The building will align with the existing properties, maintaining the same ridge height to seamlessly integrate into the surroundings.
“Additionally, provisions have been made for bin and cycle storage, along with dedicated amenity space.
“These two small units will not negatively impact the vitality and sustainability of established district or local centres.
“They are situated at a considerable distance from the site and do not provide a major service that would attract a large influx of people. Furthermore, the sizes of these units will not contribute to traffic or highway issues. Given the neglected state of the site, the proposal will not result in the loss of amenity space, in fact it will improve the locality.”
A decision is expected on the proposals by the end of December.
